Purpose
Purchase of a primary or secondary residence and purchase of a garage, provided it is part of the same housing block.
Amount
Minimum of € 5,000.
Maximum amount:
- - Primary Residence: the lower value between 80% to 85% of the appraisal value (subject to the analysis of the proposal) and 90% of the investment value (Acquisition);
- - Secondary Residence: the lower value between 80% of the appraisal value and 80% of the investment value (Acquisition).
Term
Term of up to 40 years provided that the maximum age of the applicants at the end of the loan does not exceed 75 years.
Conditions for spread reduction
Customers who hold the products or services that make up the Vinculação, Ligação, or Proteção Packs benefit from a reduction in the spread assigned to the loan.
Vinculação Pack
Debit and credit card used in the last 3 months, Caixa M, Azul, or Platinum account and Domiciliation of income in the CGD account associated with the loan. Holding all the products in this Pack reduces the spread by 0.25 p.p.
Ligação Pack
Caixa Life Insurance and Home Insurance, paid into the CGD account associated with the loan. Holding all the products in this Pack reduces the spread by 0.25 p.p.
Proteção Pack
Portfolio of deposits, assets, and financial insurance products domiciled with CGD, with capital guarantee at all times, in excess of €10,000, Multicare Health Plans, Unemployment and Medical Leave Insurance, and PPR, with capital guarantee at all times, with scheduled contributions or a minimum balance of €2,500. Holding products in this Pack reduces the spread by up to 0.20 p.p.

Variable base rate indexed to the 6-month Euribor, plus spread.
Mixed rate (Fixed + Variable)
Initial period:
Fixed base rate, from 5 to 35 years, plus spread.
Remaining term: Variable rate indexed to the 6-month Euribor, plus spread.
Fixed Rate:
Fixed base rate, from 5 to 35 years, plus spread, applicable throughout the term of the contract.
Mandatory insurance
- Life insurance for all applicants of the credit operation, covering the entire capital amount;
- Property insurance (Multi-risk).
The consumer can choose to take out the mandatory insurance with their preferred insurer, provided that the policy includes the coverage and minimum requirements outlined by Caixa; in this case, they will not benefit from the spread reduction granted by taking out the Ligação Pack.
Repayment
Constant principal and interest payments.
Guarantee
A specific mortgage on the property to be financed must be taken out as collateral for the loan.

What is the spread?
The Spread is a component of the Interest Rate, determined by the bank on a contract-by-contract basis and which varies according to the customer's profile, the characteristics of the financing, and the loan guarantees.
What is the FINE?
The FINE - European Standardised Information Sheet is a mandatory document issued by the bank that contains the terms and conditions of a home loan agreement. It must be provided when a customer requests a loan simulation for purchasing a house and simultaneously with the communication of the approval of the loan agreement, along with the draft of the loan agreement.
What is the effort rate?
The effort rate is the percentage of household income allocated to the payment of loan instalments.
Can I secure full financing for my house?
